Land Contracts

A Land Contract is also known as seller financing, where the seller finances a buyer's purchase of the home instead of a mortgage company or bank. Payments are made directly to the seller, and the buyer takes a vested interest in the property. A Buyer enjoys all the benefits of home ownership including tax deductible interest and taxes. This is a great option for someone who cannot get traditional mortgage financing due to credit issues, alternative income (self-employed or non-documentable income). The terms and payments are negotiable for a land contract, but typically involve an "exit plan" -a plan to eventually pay off the land contract within a few years. Not all sellers can offer land contract terms. Land contract terms can only typically be offered on properties which do not have an underlying mortgage on the property. Properties with underlying mortgages can be offered with Lease W/Option to Buy terms.

Lease W/Option To Buy

A Lease W/Option To Buy is renting to own. A buyer pays an "option fee" (anywhere from 1 month rent to 10%) which typically will go towards down payment for future purchase. The owner of a property gives buyer/tenant an "option" to purchase the property at a pre-negotiated price and date, often with part of the buyer/tenant's monthly payment going towards a down payment. This is a viable option for someone who cannot (or doesn't want to) qualify for a mortgage loan or land contract, and may need a little time to between a major credit hit or foreclosure. The term of a lease w/option to purchase is negotiable, but typically is a minimum of 1 year to a maximum of 5 years.


Rental properties are available in all shapes and sizes: single family homes, condos, lofts, apartments, duplexes, etc. Terms for a rental ranges from month-to-month, yearly lease, or multi-year lease. A rental property is great for someone who may not necessarily want to enter to ownership in the near future, or does not have an "exit plan" to purchase. Alternative income such as SSI, Social Security, Section 8 Vouchers, and Self-Employed people can take advantage of a rental.
